Terms of Use

The rules for using AqaratSham: what the service is, what we expect from anyone who posts a listing, and how market offers are handled.

1.About us and acceptance

AqaratSham (aqaratsham.com) is operated by AqaratSham Company LLC, Damascus, Syrian Arab Republic ("we"). These terms apply from 2026-09-28.

By using the site, creating an account or posting a listing you agree to these terms and to the Privacy Policy. If you do not agree, please do not use the site.

2.The service

AqaratSham is a gateway for real estate in Syria: listings posted directly by owners and offices, projects from developers, and public market offers shown for reference.

  • We are not a real-estate broker and not a party to any sale or rental. We do not own, inspect or guarantee any property shown.
  • Information may be outdated, inaccurate or incomplete. Always check the property and the advertiser before making any decision.
  • We may change the service or switch parts of it off at any time.

3.Accounts

  • You must be 18 or older to create an account.
  • You sign in with your phone number, using a verification code delivered to the Telegram account linked to that number, or with a Google account.
  • You are responsible for everything done through your account and for keeping your details accurate.
  • Do not create multiple accounts to get around posting rules or a suspension.

4.Posting listings

When you post a listing you confirm and agree that:

  • You only post property you own or are legally authorised to market.
  • The price, location and details are accurate, and the photos show that property and you have the right to use them.
  • No duplicate listings, and no fake or misleading listings posted to attract calls.
  • Every listing is reviewed before it is published. We may reject a listing, edit its formatting or remove it at any time without giving reasons. We do not commit to any review time.
  • The contact number you choose for the listing is shown publicly to every visitor once the listing is approved.
  • You grant us a non-exclusive licence to display your listing text and photos on the site, including resizing or cropping them for display.
  • You can edit or pause your listing from your account at any time.

5.Market offers

Some offers shown are public information about properties advertised in the Syrian market, shown for reference and labelled "market offer". Details and contact numbers remain as the advertiser published them. We do not represent their owners or guarantee them.

  • We do not verify or guarantee these offers and we do not represent their owners. Public information shown for reference; AqaratSham is not a party and does not represent the advertiser.
  • If you are the advertiser or the rights holder of an offer, a photo or a phone number shown here, you can claim it or ask us to correct or remove it through the Contact page. Send the link of the offer on our site and explain your connection to it.
  • We review such requests and remove or correct whatever is shown to be inaccurate or published without right. We do not commit to a specific response time.
  • Any market offer may be hidden or permanently deleted at any time.

6.Prohibited conduct

You must not:

  • Commit fraud or scams, or impersonate any person or organisation.
  • Harvest phone numbers or advertiser details for any purpose other than contacting them about the advertised property.
  • Use automated tools to scrape, copy or bulk-download the content of the site.
  • Send spam or advertising messages, or post illegal, discriminatory or abusive content.
  • Attempt to bypass security, review or usage limits.

7.Safety tips

  • Never pay any amount (deposit, reservation or fee) before viewing the property and verifying the owner’s identity and the ownership documents.
  • Ask to see the title deed and verify it with the competent authorities before signing any contract.
  • Report any suspicious listing through the Contact page.

8.Fees

Browsing the site and posting listings are currently free. If paid services are added in the future we will announce them and their terms before they go live, and no fee will be charged without your explicit consent.

9.Intellectual property

The site design, name, logo, software and the way content is organised belong to us. Listings remain the property of their owners; what you grant us is the display licence described under Posting listings. You may share links to pages of the site.

10.Disclaimer and limitation of liability

  • The site is provided "as is" without any warranty about the accuracy of information, the availability of the service or its fitness for a particular purpose.
  • Any dealing between you and an advertiser or another user is your responsibility alone. We are not a party to it and bear no loss arising from it.
  • To the extent permitted by law, we are not liable for indirect or consequential damages or loss of profit resulting from using, or being unable to use, the site.

11.Suspension and account deletion

  • We may suspend or terminate your account and remove your listings if you breach these terms or if fraud is suspected.
  • You can ask us to delete your account at any time through the Contact page, from the phone number or email linked to the account. What is deleted and what is kept is described in the Privacy Policy.

12.Changes to these terms

We may update these terms. The last-updated date and version number appear at the top of this page, and we will show a notice on the site for material changes. Continuing to use the site after an update means you accept the new version.

13.Governing law

These terms are governed by the laws of the Syrian Arab Republic, with the courts of Damascus having jurisdiction. We aim to resolve any dispute amicably first, by talking to us.
