About the project

Yaafour 963 is a residential development by Invest Group Overseas (IGO), the international real-estate arm of the UAE-based MAG Group, on a 144,000 m² site in Yaafour, Qatana district, Rif Dimashq, west of Damascus near the Damascus–Beirut highway. The master plan comprises 13 buildings — 12 residential blocks and a clubhouse — holding 1,280 units: two-, three- and four-bedroom apartments of roughly 169–269 m², three-bedroom duplexes of 368–375 m² and penthouses of 1,185–1,190 m². Third-party guides describe basement plus ground plus ten residential floors; the developer states 3.0 m ceilings in living areas, individual VRF cooling, central heating, smart-home systems and a garbage chute in every building, with about 75% of the plot kept as open and green space. Architecture is credited to Tabanlioglu and interiors to Quadro Room. The project was launched at a ceremony in Damascus on 17 June 2026 attended by the Minister of Tourism and the governors of Damascus and Rif Dimashq, and is IGO's first project under its current Syria strategy. Sales are off-plan on a 70/30 plan: 15% at signing, six fixed-date instalments to December 2028 and 30% at handover, targeted for the second quarter of 2029. A non-refundable administration fee of USD 1,250 applies, resale is locked until 50% of the price is paid, and the developer states that no escrow account is currently in place. The developer publishes no prices; brokers quote two-bedroom units from about USD 300,000. As of September 2026 no source reports a construction start.

Invest Group Overseas (IGO) is the international real-estate arm of MAG Group Holding, a UAE group founded in 1978 by Moafaq Ahmad Al Gaddah. IGO was set up in 2004 and is headquartered in The Paragon Tower, Business Bay, Dubai; its chairman is Moafaq Al Gaddah and its managing partner and CEO is Dr Mhd Anas Kozbari. In Dubai it lists completed projects including The Paragon (Business Bay), The Polo Residence and The Polo Townhouses (Meydan), with Society House (Downtown), Pelagos (Dubai Marina) and Azura (Dubai Islands) under construction, plus The Estate I/II and a US project, Catch Residences. In Syria IGO completed Nobles 101 in Yaafour (113 flats on a 58,000 m² site; the developer states it was delivered in about 2.5 years), lists Al Thuraya Towers (Dummar) and Murooj Valley (Wadi Barada) as under construction, and Marota City and Cham Line (Yaafour) at concept stage. Yaafour 963, launched June 2026, is its first project under the company's current Syria strategy; further launches in Damascus, Rif Dimashq and Latakia were announced as planned.
